How to Register a Bank Auction Property in Your Name

The sale certificate is your primary title document, but it is legally effective only once registered under Section 17 of the Registration Act. Skip this step and your title chain has a gap.

Documents you'll need

  • Original sale certificate issued by the bank's authorised officer.
  • Possession letter (if issued separately).
  • Copy of the auction notice and bid confirmation email.
  • Buyer PAN, Aadhaar and photographs.
  • TDS certificate (Form 26QB) if sale value > ₹50 lakh.

The registration sequence

  • Pay full sale consideration to the bank within 15 days (max 90 with consent).
  • Collect sale certificate and possession letter.
  • Pay stamp duty and registration fee online through the state's e-stamping portal (SHCIL, GRAS, etc.).
  • Book a time slot at the sub-registrar's office.
  • Present yourself with two witnesses; biometrics captured on the day.
  • Collect the registered sale certificate — usually returned within 7–15 working days.

Mutation and khata transfer

Once registered, apply to the municipal corporation for mutation of records (khata / patta transfer). This updates property tax records to your name and is what most lenders and buyers ask for as proof of ownership.
